Manor House
The Geréby-Kinicz manor house (once the home of the noble family and the center of their estate) is a pristine, renovated, unique building constructed in the 1850s in classicist style from mud bricks and bricks. With its unique atmosphere evoking memories of the past, it enchants everyone. It encompasses approximately 600 sqm on two levels.
The ground floor features an impressive entrance hall, a large living room, a bedroom with a bathroom, a separate library room that can also serve as a bedroom, a separate kitchen, and a separate toilet. Stairs lead to the upper floor.
The upper floor currently has 2 large bedrooms, but more can be separated. The floor is served by a large bathroom – the new owner can shape this floor to their own needs.
When the current owners bought the manor at the end of 1999, it was in a significantly neglected state – the building had no roof, no windows, no floor, no plaster, no water or electricity, only the walls stood, and one could see the stars from the living room at night.
The comprehensive aesthetic and technical renovation was completed in 2002, aiming to preserve the special, romantic atmosphere of old manor houses.
During the renovation and modernization, the roof was completely renewed, and new chimneys were built. New wooden windows similar to the original ones were installed, with exterior and interior shutters to maintain the authentic appearance. During utility installation, electricity, heating, water, and sewage systems were set up. All walls were replastered both outside and inside.
The ground floor rooms, such as the living room, library, dining room, and bedroom, received wooden floors in keeping with the old style, while quality tiles were laid in the other rooms.
The house is equipped with a central heating system provided by a Remeha heating system, which also supplies hot water – additionally, it has an electric boiler and the kitchen has its own electric boiler. The kitchen has a propane gas stove and a coal stove, which can also be used for heating. The dining room, library, and living room also have their own period tile stoves in addition to central heating.
The manor house is currently in excellent condition, requiring only minor repairs.
Utilities
Electricity: 3x25 amp connection with its own meter.
Gas: A 1500 kg propane tank near the manor provides gas for the heating system and the kitchen stove. (This tank currently serves the neighboring villa, which is also available for purchase.) Neighbors use natural gas, so connecting to the natural gas pipeline is possible.
Water: The manor has its own well with drinking water.
Sewage: It has its own sewage tank.
In front of the manor, there is a beautiful, atmospheric pool measuring 7.5 x 15 meters (unheated, but offers real pleasure during the summer months).
The area is legally considered an outlying area, withdrawn from agricultural cultivation, meaning it can be purchased by a foreign citizen. The general rules for agricultural properties do not apply, so it does not need to be posted.
The manor is located on a separate parcel number with a 3,277 sqm plot, but practically about 2,000-2,500 sqm also belongs to the neighboring 90,025 sqm plot.
Main Building:
The unique, cozy, multi-terraced, modern, air-conditioned main building with a living room + 6 rooms, was built around 2010 from ytong, and is three-storied.
The 250 sqm basement houses a stable, carriage storage – space for 6 cars, a workshop, and a billiard room. The 190 sqm ground floor includes a living room with a terrace, a bedroom with an en-suite bathroom, a kitchen with a terrace, a hallway, a separate toilet, a storage room on the same level, and a stable that can be converted into additional rooms. The 190 sqm upper floor has 3 rooms, two approximately 50 sqm attic spaces that can be used as rooms, a bathroom, and a hallway.
The total 630 sqm building is made even more atmospheric by two large terraces.
The house is situated on a charming hilltop, with the living area facing east.
The heating system is central, with gas heating provided by a Remeha gas boiler and an electric heating system, with underfloor heating and radiators on the ground floor, as well as electric heating and a wood-burning fireplace, creating a special atmosphere.
The kitchen is equipped with a propane stove but also has an electric connection, so electric cooking is also possible.
Thanks to the solar panels on the roof, the estate's power supply is sourced from clean energy, and the buildings' heating and hot water are provided by condensing gas boilers.
Utilities
Electricity: The villa has its own power supply, with day-time 3x50 A and night-time 3x25 A fuses. The solar panel system on the roof further increases energy efficiency. (The solar panel system has a capacity of 17.6 kWp.) There is an electric car charger in the carport, which charges cars with 3x11 amps and 400 volts.
Gas: A 1500 kg propane tank near the villa supplies the heating system and the kitchen stove with gas. (This tank currently also serves the neighboring manor house, which is also available for purchase.) Connecting to the natural gas pipeline is also possible, as the neighbors use natural gas.
Water: The villa has its own well providing drinking water, and another well on the property is used for irrigation.
Sewage: The villa has its own sewage tank, making it fully self-sufficient.
Outbuildings:
Outbuilding 1: "Stork's Nest"
The building named "Stork's Nest" was built in 1995 and offers special opportunities for residential function. The ground floor has approximately 80 sqm, while the upper floor has 50 sqm. The building is heated with a tile stove, and it includes a 160 sqm stable. It is a single-story building with a high roof, and beyond the closed building mass under the gable roof, there is a covered-open storage area, currently used as a storage building. It is unheated, and the building has no mechanical systems.
Utilities
Electricity: 3x16 A electrical connection provides energy supply.
Sewage: The building has its own sewage tank.
Water: The building has its own well, which has not been tested, so drinking water quality cannot be guaranteed.
Gas: Although there is a 1500 kg propane tank near the property, the building is not currently connected to this system.
Outbuilding 2: "Granary"
The idyllic estate also includes a 200 sqm granary built around 1850.
The building has a ground floor and attic layout and is currently used as a storage building. It is unheated, and the building has no mechanical systems.
Outbuilding 3: "Storage"
The estate includes a storage building of approximately 30 sqm, an unheated container. Built in 2012, it is a single-story building, created by covering two 20-foot shipping containers with a traditional wooden structure. The two containers store tools and agricultural machinery parts, and the building is unheated.
The garage provides space for up to 10 cars, but there is plenty of space on the plot for more cars.
Additional buildings can be constructed on the estate, so the new owner has plenty of opportunities to expand their home as needed.
The area is fully enclosed and protected by electric fencing, making it ideal for horse keeping, but also perfect for farming and relaxation.
The area is legally considered an outlying area, withdrawn from agricultural cultivation as a road and manor, meaning it can be purchased by a foreign citizen. The general rules for agricultural properties do not apply, so it does not need to be posted.
The estate is located on one parcel number, but practically about 2,000-2,500 sqm belongs to the neighboring manor's 90,025 sqm plot.
The environment
The area is easily accessible, reachable via the M5 motorway and secondary roads, with all roads paved up to the plot.
It is an island of peace and tranquility, with only those who come here passing by. Close to nature, a significant part of Hungary's wildlife can be observed from the terrace. Hundreds of rare protected birds inhabit the area. Any large domestic animal can be kept on the estate without restriction in terms of number or species.
This estate is recommended for anyone who wants to experience closeness to nature – it is a perfect choice for those seeking a unique, peaceful, and nature-close lifestyle, or those wanting to farm. Ideal for keeping large animals (the new owner can open an alpaca or ostrich farm, or their own riding stable), and it can also be suitable for health and children's camps (weight loss, summer, sports, art, or adventure camps), health centers (animal therapy, rehabilitation, alternative medicine, or therapeutic centers), creative workshops, tourist attractions, educational, cultural or sports centers, adventure parks, leisure or vacation parks, retirement homes (elderly homes), eco-farms, artist residencies, social clubs, gastro centers (cooking school, farm-to-table), and wedding and event venues – the possibilities are endless!
If someone sees the opportunity in rural tourism, the estate can be developed with ample accommodation facilities to ensure guests are comfortably separated from each other.
This estate is not just a home but a lifestyle where anyone can realize their dreams, whether farming, investment, or simply a peaceful, nature-close life.
Living in harmony with nature and its captivating beauty, this estate will provide a true home and happiness to its new owner.
The majority of the local population lives off agriculture.
Children can attend kindergarten and school locally, and a cultural center and medical office are nearby.
Every street has a solid surface, new sports fields have been built, and selective waste collection is practiced. The village has access to mains water, gas, telephone, and cable TV services.
1,620 hectares of protected natural area managed by the Kiskunság National Park, full of protected plants and animals.
